this contract with the Cleveland County Clerk of Court which will initiate a ten day
"upset period" in which other Buyers may bid on the property (an Upset Bid). Any
deposit made with this contract shall be non-refundable unless an upset bid is
filed. Seller reserves the right to accept new offers during the 10-day "upset" period.
Buyer also has the right to file a subsequent upset bid during this upset period. If no
upset bid is filed during the upset period this contract will be binding on the parties.
